Tecta is a Land and New Homes Consultancy, run by professionals, delivering an intelligent and dedicated solution for developers who would like to add value to every stage of their development process – land acquisition, development strategy & design, off-plan, built-out sales and marketing support.

OUR STORY

Our team have decades of combined property and development experience and have seen 3 property recessions as well as rampant booming markets, gazzumping several times a day, and days without so much as an enquiry.  There’s not much we haven’t seen, and not much we haven’t had to contend with.

We’ve delivered bank funding and profitable developments when interest rates were 18%, as well as advising when it’s sometimes better to cut and live to fight another day.

Our advice has ensured that specifications and facilities are appropriate for certain markets and buyers, as well as identifying the target market at concept stage to ensure profits are maximised.

Site appraisals

The most important part of the development process and one that is often rushed. Taking time to work better layouts, rationalisation of design or even adding facilities will increase sales prices, to make you more competitive when buying, or increase profit.

‘It will be fine’ is a phrase we hear often, but adding value at this stage can make sure you win that bid. Sites are rarely sold in a day, and those that are often come back when it turns out they don’t work.

Bank funding reports

Excellent! You have agreed the site purchase, but where is the money coming from? If you need bank funding we can introduce you to pretty much every type of funding for pretty much every type of developer. Clearly we can’t make the impossible happen, but sometimes a correctly focused report opens doors to funding that may be considered improbable.

Layouts and specification

Often, layouts are drawn to facilitate planning but don’t work for real life. We do our best to optimise design, incorporate facilities that are essential in that marketplace, and delete those that are not. We do our best to maximise return, which also helps the bank funding presentation.

Off plan sales

We specialise in ‘off plan’ sales to maximise income from the site, Where that approach isn’t appropriate, we work with the developer and their funding arrangements to ensure a realistic sales programme and pricing profile is agreed and delivered. Whatever your requirements, we do our best to optimise income from sales.  

Sales and marketing programmes

We are, in effect, your in-house sales and marketing department. Organising everything from websites, brochures and signage to show house fitting, launch events, site staff, internet access, social media and pretty much everything else to ensure the most profitable sales programme.

We can also provide precise marketing to highlight the last remaining units on a development, adding attention, value, and profit.

Land sales

We often source exclusive sites for sale and have in recent years dealt with everything from single units to 143 apartments and 212 houses and much between. Land sales are covered by a separate agreement.

CASE STUDIES

A few of the interesting developments we have been involved with.

Thirteen apartments
Engaged once planning had been obtained to advise on revised layouts, fitting, and marketing.  Used ‘window’ in market conditions to sell all 13 units ‘Off Plan’ in three hours following launch marketing,  sales at record prices, (/sqft), that have still not been surpassed today.

Three hundred & seventy seven apartments
Sale of factory and warehouse in mixed commercial use under Option. Obtained planning permission and increased GDV so that ongoing sale of site was possible with profit of over £1M.

Conversion of listed barns
Conversion of listed barns in use as conference centre to six stylish homes. Engaged from day one by long term client to advise on layouts, specification, and suitability. Involved at all stages including planning, covenant release, build and sales.

Nine apartments concept
Engaged to advise on layouts and facilities to maximise sales.  Layout rationalisation, addition of essential extras and removal of costly and pointless features resulted £450,000 GDV increase for £103,000 cost increase. The higher margin opened the door to better and cheaper bank funding.

Seven ‘Art Deco’ inspired luxury apartments
Land sale to developer and involved at concept stage with architects, targeting specific markets. Full bank reports secured exceptional funding (good client as well).
Launched “Off Plan” marketing with exceptional content resulted in 3 exchanged sales and 1 reserved before the building had come out of the ground.

Twenty three apartments with basement parking
From major planning application to build out. Dealt with, site purchase, full specifications, M&E, structural engineers, building contract, banks, show apartment and sales.
